About us

Andrew Ellison, RICS Fellow

Andrew is the principal of Sulis Surveyors ltd and has been a Chartered Surveyor since 1990. He was elected a Fellow of the RICS in 2015. He has been practising in and around Bath since 1992 and takes pride in being a highly adaptable surveyor with a wealth of valuation and building pathology understanding. He has many years’ experience in the industry and has a considerable understanding of local building types.

"My aim is to focus on quality rather than quantity – taking time to understand the needs of my clients and tailoring the report to their needs."

When not doing the day job, Andrew is heavily involved in the local non-professional theatre scene having helped create and establish The Mission Theatre in Bath.

RICS Level 2 Survey

Known as a Homebuyer’s survey this is the most popular survey that is commissioned before buying a house. It is suitable for most modern properties up to about 80 years old and in an apparently reasonable state of repair. It is a full condition survey detailing every element externally and internally and ascribing a “traffic light” system of labels to denote condition. Loft spaces, basements and the like are inspected if it is safe to do so. Whilst services (eg water, gas, electric) are noted they are not tested.

Used for all sorts of reasons from simply wanting to know how much your property is worth to ensuring that you are paying market value if buying a property for cash, or at auction, through to matrimonial purposes.

Help-to-buy valuations for Housing Associations – If you bought your house under the shared ownership scheme you are entitled to purchase additional shares in your home. This is know as staircasing. We can provide an RICS red book valuation on headed notepaper signed by an independent RICS registered valuer to comply fully with the requirements you need.

Probate & Capital Gains Tax Valuations

We provide specialist valuations for Probate (Inheritance Tax) and Capital Gains Tax purposes. Having trained within the Inland Revenue, we understand the complexities of these assessments and offer bespoke advice supported by accurate, evidence-based valuations. Whether determining diminution in value for inheritance purposes or establishing a rebased 1982 valuation for capital gains, our reports are prepared to meet HMRC requirements and withstand scrutiny.

Charities Act Valuations

Any disposal of a freehold, or a 7-year lease, by a charity must be accompanied by a valuation certificate issued by a suitably qualified Chartered Surveyor. Whether it be for large property holding charitable trusts or for the local scout troupe, we have experience in providing the appropriate certification to ensure compliance with trustees’ obligations to the Charities Commission.

Reinstatement Cost Assessments

Also known as Insurance Valuations they are in fact much more to do with cost rather than value. If you are over-insured your premiums will be too high. Equally, if you are under-insured you will be subjected to “averaging” by your insurer in the event of a claim. If they find you have under-insured your property (let’s say by 50%), then they will only pay out 50% of any claim you make. In the event of major events such as fire, this could be extremely difficult financially.

When assessing the correct level have you thought about the cost of outbuildings, garages, drainage, pathways, brick or stone walls? If not then you are running the risk of being under-insured.
